Rental Terms and Fees
We are so excited to welcome you home! To quickly secure a space, you can complete our online application process. Just go to our website and click " Apply Now " in the top right corner and follow the instructions. Make sure to have all necessary documents: social security number and driver’s license number, and payment ready for the application fee and security deposit. If verification of income is needed, paystubs, tax returns, offer letters, or linking a bank account will suffice.
We accept lease terms between 7 and 15 months. However, selecting lease terms shorter than 12 months will result in short-term fees not reflected in the rental rates. There is a short-term lease fee of $350 per month.
Utilities are not included in the rent and residents will be responsible for paying water, electric, and sewer.
Rent is due on the first of each month and can be paid using the online resident portal or through the Thompson Thrift resident mobile app. We accept credit and/or ACH payments. Please note that we do not accept checks or full lease payments up front. Late fees are charged on the 5th of the month at $100 on time late fee monthly.
Yes, a security deposit is required. It can either be $200- or one-month’s rent, depending on your screening results. Additionally, the security deposit is refundable. After you move out, the leasing office will inspect your apartment for any damages. If there are no damages beyond normal wear and tear and you do not owe any outstanding balances on your account, your security deposit will be refunded to you within 30 days of your move-out date. Please make sure to provide your forwarding address to the leasing office to ensure you receive your refund.
Yes, there are a few additional mandatory fees: A non-refundable $60 application fee and a $200 admin processing fee for each applicant. A convenience fee of $125 per month, which includes high-speed internet, valet trash, fetch package delivery, and pest control.
Approximately three months before your lease expires, we will contact you with an invitation to renew your lease. The rental rate offered may vary from your current rate based on the apartment's fair market value at that time. We will also do our best to offer various lease term options; short-term fees may apply. We hope you will choose to renew your lease agreement for another term, which you can do electronically in the Thompson Thrift Resident Portal App. If your plans will be taking you away from our community, your lease agreement requires a written 60-day advance notice.
Policies and Rules
Yes, renters’ insurance is required. You need to have $100,000 of Personal Liability insurance.
Guest are allowed to stay 14 consecutive days before they would need to apply.
Yes, pets are allowed! We are a pet-friendly community and allow dogs and cats. There is a limit of 2 pets per household, and each pet has a weight limit of 55 lbs. Breed restrictions apply, prohibiting aggressive breeds including but not limited to Pitbull Terriers, German Shepherds, Alaskan Malamutes, Akitas, Presa Canarios, Staffordshire Terriers, Siberian Huskies, Doberman Pinschers, Wolf/Wolf Hybrids, Cani Corsos, Chows, Great Danes, St. Bernards, Bull Terriers, and Rottweilers. There is a onetime $250 pet fee and $35 monthly pet rent for each pet. Additionally, we have a refundable deposit of $250.

Amenities and Services
Our community offers a range of amenities, including a pool, dog park, 24 hour fitness center, walking distance to shopping plazas.
We offer open, unassigned parking which can be used by guests as well. There is no extra cost for this parking. However, if you or your guests prefer covered parking, we offer carport parking for $25/month.
We have on-site maintenance available Monday-Friday 8am to 5pm. We also provide 24 hours emergency maintenance services. For emergencies, contact the office, once, and once the answering service comes on, choose the maintenance emergency option. A maintenance technician will contact you within an hour
We do not offer vehicle charging stations currently.
Property Details
While we do not offer any pre-furnished floorplan options, we encourage you to make your luxurious blank canvas your own. This allows you full control to release creativity and make your new home truly yours! If you need furnished options, please ask a leasing team member. We do have relationships with reliable partners that we can refer.
All our available units come with a full set of appliances, including a washer/dryer, dishwasher, microwave, and efficient appliances.
Grandstone at Sunrise boasts a delightful selection of one, two, or three-bedroom villas for rent to fit your lifestyle.
Residents need to log into their portal and select “maintenance request”. These requests are typically addressed within 48 hours.
If any resident make any modifications or alterations to the unit, they are responsible for restoring the unit to its original state before move out. All modifications and alterations must be approved by office
An accessible apartment is an apartment that is easy for people with disabilities to enter and use. Accessible apartments are designed to meet the requirements of the Fair Housing Act and the Americans with Disabilities Act (ADA).
